Record the listing reference and notary’s contact details. Create a dated working folder. This distinguishes documents initially reviewed from information added later. Download documents from the official source and retain originals. For ComparImmo, prepare a PDF with selectable text. The current interface accepts a PDF up to 50 MB, within limits of 60 pages and 45,000 processed characters. ZIP archives are not directly supported: extract them first. A scan without text requires prior optical character recognition. If the file exceeds the limits, work with coherent groups and clearly identify anything not analysed.

Sign into ComparImmo, open a new analysis and select a compatible PDF. Read the processing information and consent before useful text is sent to the AI. The PDF is read in your browser; do not mistake this for archiving the original. Keep an independent copy. There is no need to send personal documents unrelated to the property. Once the report is available, check important points against the original text.
Prepare checks that affect the decision
Identify matters that truly influence your plans: occupancy, work, missing documents, stated constraints and costs requiring clarification. For each question, note the relevant document or page where you find it. Ask the notary about legal questions and a building professional about technical uncertainty. An automated summary cannot inspect a roof’s actual condition or validate planning compliance. It helps organise preparation for those conversations.
